Over 200 manufactured homes planned for Valley Co

A developer is looking for a solution to the rental shortage in Valley County.

California-based Roseberry Park, LLC wants to build Roseberry Park – a manufactured home park near the intersection of Roseberry Road and Norwood Road in Donnelly. The application said the number of manufactured homes would not exceed 201. There would be 115 single-wide and 86 double-wide homes.

“The manufactured residential single-family homes are clustered within the development to provide an affordable option to the workforce housing needs of Valley County,” the project description said.

The mobile home park would sit on almost 40 acres. The applicant is requesting a little over five units per acre. 

There is a proposed 9 acres of open space/ recreation area that induces a clubhouse. The clubhouse would have office space, a social room, a kitchen, a gym, and bathrooms. The open space would include a dog park, playground, bike repair stations, trails, and a pickleball court.

Residents would rent the mobile homes from Timberline Development- the owner of the property. 

For the 201 manufactured homes, there will be about 1.5 spaces per home parking allocated. The listed total number of spaces on the lot is 310. Site layout via KM Engineering.

If approved, the first residents are expected to move in July 2023. 

The total cost of the development is expected to be around $43.9 million.

The applicant will be in front of the Valley County Planning and Zoning Commission on May 5 at 6 p.m. requesting PUD and CUP approval.
